Will we be able to use the space during the remodel? ?[The answer will depend on the room. Back to TopWill we need to be home each day during the remodeling process?[We try to schedule meetings with the production team, the sales person, and the homeowners to review the status of the job. These can be scheduled around a noon lunch hour or at a 3:30 timeframe. This will serve to update homeowners on what to expect during the next week and to forecast what progress they can expect to see. Questions on the current situation can be addressed at that time.] Back to TopWill there be any safety issues we need to be aware of??[Children and pets issues are addressed. Although the noise from power tools generally frightens animals, children tend to be more inquisitive about the process. We ask that pets be kenneled (confined to one secured area of the home away from the project) and children kept away from the project. Pets may “escape” from a home through an opening for a window or the replacement of a door. Ken Spears Construction assumes no responsibility for the confinement or care of pets. ] Back to TopWho will be in our home?[ Back to TopHow will this impact our day-to-day activities?[ Ken Spears Construction uses a project binder to summarize the schedule and contract. This is kept in an agreed-upon location and provides information to subcontractors and to the homeowner. There is a section to ask questions and to provide information. This is to be checked daily by the project manager and by the homeowner. Even if nothing is written on a particular day, we will make sure to check the notebook so that all questions are answered, even in the absence of the homeowner. This allows you to stay on your normal work schedule.There will be some additional noise which is unavoidable. There will be dust which will be minimized by the use of equipment (negative air machines, curtain walls, etc.) but the traffic may produce some dust. In sizeable projects, professional cleaning is included at the end of the project. There will also be the feeling of activity—not the tranquility which the finished product will produce but necessary to get to that point. We will work with you on expectations of the cycle that remodeling produces so that you are prepared for this. ] Back to TopWhat if we find something to fix after the project is completed?[Ken Spears Construction provides a one-year warranty period. Approximately 11 months after completion of your project, you will receive a letter asking you to check for anything that is not quite right. This does not cover normal wear and tear or abuse, but it does cover anything that has not functioned as it should. The goal we set is that the project will look original when we are done—a seamless transition from old to new. We have an excellent core of subcontractors and work well with them to provide an accurate schedule for your project. Your investment in the project is an upfront known—the only additions are authorized Additional Work Requests (AWRs) in which you are informed of the amounts before beginning the additional work. In remodeling, there may be some unknown factors—corners that are not perpendicular, windows that are not square, etc. Our experience provides us with insights to things that others may not see and we try to consider any hurdles in our proposal price. ] Back to Top
